Procedure of [Sell & Purchased a preloved/preused car] in Malaysia

I had sold a car inback in Year 2014, and now (Year 2016), i totally forget what is the procedure.

I've got another car to sell... of cos no, this time, i want to buy a preused company car.
All the following hassle is provided you dont want a runner and sell to an individual instead of a dealer.

Seller:

1. When you get a buyer, and receive deposits from them. Deposits $$ depends on your agreement with buyer. 
2. call to puspakom, make a reservation for inspection http://www.puspakom.com.my/en/contact-us/inspection-centres.html. The inspection type is B5 - Tukar Milik (Charge: RM 30 by seller). If the buyer need to acquire loan from the bank, then you need to go through another test called Hire Purchase Inspection (Charge: RM 50 by buyer)
3. on the inspection day, remember to bring your car registration card, IC/official letter (wakil of company blah..blah .. blah...). You may need to remove the tinting beforehand.
4. remember to obtain the Sijil Pemeriksaan Tukar Milik from Puspakom.
5. Oh ya.. inform the buyer you pass the exam, i mean your car pass the inspection.
6. Terminate the road tax at JPJ with the buyer present.

2 copies of checklist form Checklist Form TM-1 (Pind.1/2012)

2 copies of JPJK3A that has been completed and signed by the registered owner and the new owner; JPJK3A

Original Vehicle Registration Card

Copy of registered owner's and new owner's identification documents using TM-AB (if not present during submission of application) * for individual and sole proprietor company category only; TM-AB

Original and copy of identification document of representative (if application is submitted by representative)

Letter/stub of ownership claim cancellation by the registered owner (other than e-Hakmilik); and

A valid Ownership Transfer Inspection Report by PUSPAKOM (www.puspakom.com.my) (other than motorcycles)

Original Road Tax

For partnership companies, agreement letter for the sale from all partners;

Copy of sole proprietorship/partnership company registration document;

Form D (Business Registration Certificate);

    
     7. There may be refund on Road Tax depends whether you want to claim it or not.
     8. Terminate the car insurance and claim for refund.

Buyer

1. When you go and test drive a car, always bring some cash/cheque.
2. Pay deposit (cash/cheque/Giro), depends on how much is the car. trust is on good faith.
3. Present to do Tukar Milik with seller at JPJ.
4. Get a New Road Tax.
5. Purchase a motor insurance from insurance company.

when is the handover ? It should be when you received full amount from bank/buyer.
and it depends if you trust the buyer.

For my case back in Year 2014, the buyer is rushing to collect the car, and i've no time to go JPJ yet, hence the buyer pay me 100% of the car and i handover the car to him before the TUKARMILIK processs at JPJ.

Roti Canai

面粉 300克
水 150毫升
盐 1/2 茶匙
糖 1 汤匙
鸡蛋 1 粒
butter 1 汤匙
炼奶1 汤匙
食油适量

1. 搅拌好,用湿布遮盖30分钟
2. 然后开始揉面团,来回搓揉5次,再盖好30分钟
3.把面团分成5粒,用油抹表面,用盒子盖好,放入冰箱隔夜.
4. 把面团取出,甩打成薄片,再折成四方型,
5. 平底锅放点油,煎成金黄色.

媽蜜雞

用料
鸡肉半只（斩件）
栗粉/木薯粉适量

妈蜜调味酱：
妈蜜          -2小匙（妈蜜味道很浓、很粘稠，少少就够了）
蜂蜜/白糖 -2大匙（娘子用蜂蜜取代白糖）
麦芽糖      - 1大匙（能有粘丝的效果）
酱油          -少许
温水          -100毫升

妈蜜鸡 Marmite Chicken的做法
1.先将调味酱混合均匀，备用
2.鸡肉沾上粟粉
3.烧开油，把鸡肉炸成金黄色，捞起滴油，备用
4.另外用一干净锅，别放油，烧开后，放入妈蜜调味酱，中小火，慢慢搅至滚热
5.熄火，放入鸡肉快速兜均匀。趁热上座

我怀了个天使- 流产记事

2015年11月, 我在月经的第27天和老公不设防地做了功课,因为找不到避孕.担心了一个星期,幸好月经来了,却想自己为什么担心呢, 大宝都岁半了.

来月经后的12月,就开始备孕了, 又量体温,又用排卵试纸的,想说博个男宝. 因为大宝是女宝,老公又是独子, 难免有压力要生男宝. 结果月经还是来了.

2016年1月,我懒得量体温和用排卵试纸了, 直希望自然而然怀上,男或女,我觉得命中注定了. 2月12日本来应该是月经来的日子,因为大宝生病了,食物中毒,又吐又泻的,我也没管月经的事.2月14日,量到两条线了,但老公不相信才做功课两次就怀孕,结果过两天, 买了CLEAR BLUE的验孕棒再复验,还是两条线.

我开心地算了大概怀孕8个星期后的3月5日去看医生. 等待其间,问了大宝几次,要弟弟还是要妹妹,以前她都是说要妹妹,要弟弟,要哥哥(怎样生哥哥咧?), 她现在却答不要. 我心想,大概女娃呷醋了吧.

3月1日,家公家婆去Ipoh喝喜酒,想说趁weekday去看医生没这么多人,就去看医生了.医生却说胎儿size只有5个星期大,可能是迟了排卵, 也可能是长不大. 我一直想自己的月经相隔35天的,可能是迟受孕. 医生叫我3月19日复诊,再看看怎样.

3月5日晚上,下体开始流血了,我知道,我守不住这个孩子了. 因为有问了流过产的朋友,我也没有立刻进院. 等到3月6日早上看医生,超声波显示没有了,医生建议入院人流清除余下的血块. 我也被安排立刻入院,当天中午做人流. 在等待人流时,那个流过产的朋友说,应该是可以让宝宝自然流掉,不需做人流.我也没有理性地要求看第二个医生,任由医生安排吧,我不要去想这些琐碎事了.

3月6日晚,我让家婆照顾大宝过夜. 第二天,看到她,心里才觉得安慰许多. 宝贝是最好的心灵安慰啊.

電飯鍋蘋果蛋糕

食材：
1. 面粉 100g
2. 雞蛋 6個
3. 牛奶 1盒
4. 油 適量
5. 糖 適量
6. 蘋果 適量

做法：
1. 准備牛奶、糖、面粉、以及雞蛋，蛋黃和蛋清分離。
2. 在蛋黃裡面放些許白糖，攪拌均勻。
3. 攪拌好的蛋黃裡面放入牛奶，攪拌均勻。
4. 分次倒入適量面粉在蛋黃的盆中，攪拌成稍稠一些的面糊。
5. 蛋清放糖，左右攪拌。攪拌好的蛋清呈奶油狀。
6. 將攪拌好的蛋清分兩次倒入蛋黃裡，攪拌均勻。
7. 將蘋果切碎，倒入面糊中，攪拌均勻。
11. 電飯鍋上抹油。避免蛋糕粘在鍋上。將攪拌好的面糊倒入鍋中。顫動幾下，將氣泡震出。
12. 按煮飯鍵，待跳至保溫健二十分鐘後再次按煮飯鍵。等再跳到保溫鍵，再待二十分鐘後即可。

除了蘋果，你也可隨意替換自己喜愛的水果或干果類。

紫薯蛋糕

材料:
1. 紫蕃薯
2. 奶油
3. 牛油
4. 消化餅(Digestive)

做法：
1. 事先去把蕃薯蒸熟，接著開始制作。
2. 牛油隔水融化（用一個碗裝牛油，置於另一個盛熱水的大碗內）。
3. 將消化餅壓碎。
4. 消化餅碎和融化的牛油拌勻。
5. 圓型飯盒內鋪上保鮮膜，將拌好的餅碎鋪進去，壓平。
6. 把蒸好的蕃薯去皮壓成薯泥。
7. 薯泥和奶油（將奶油打發效果更好）混合拌勻，至看不到白白的奶油為止。
8. 拌好的薯泥加到剛才鋪了消化餅的模子裡面，填緊壓平。

Steamed Moist Chocolate Cake

蛋糕材料：（8寸圓模）
1. 牛油 180g
2. 砂糖 200g
3. 全脂淡奶（full cream evaporated milk）200g
4. 雞蛋 2個（用叉子微微打散）
5. 面粉 100g（可用cake flour取代）
6. 可可粉 50g
7. 泡打粉（baking powder）1/2匙
8. 蘇打粉（baking soda）1/2匙
9. 香草精（vanilla essence）1匙 / vanilla extract 1/2 tsp
10. Rum 2匙 （可不放）

巧克力奶油（淋面）材料：

1. 練奶 200g （我用150g）
2. 香草精 1匙 / 濃縮香草液 1/2匙
3. 粟米油 2匙
4. 可可粉 20g（過濾）
5. 少許鹽

做法：
把砂糖、淡奶、香草精、牛油放入一個碗中。
用小火加熱，直到砂糖和牛油溶化，拌均。
把打散的雞蛋加入稍微冷卻的淡奶糊裡，攪拌均勻。
把面粉、可可粉、泡打粉、蘇打粉一起篩入一個碗內，然後把蛋糊倒入，攪拌均勻（此刻的蛋糕糊應該是流動狀態）。
把蛋糕糊倒入一個抹上牛油的模具裡，用錫箔紙蓋上，不必貼太緊，中火蒸約45分鐘。
蛋糕冷卻後才脫模，淋上巧克力奶油即可。
